Building Regulations and Fire Safety Procedural Guidance
English
By (author): DCLG
This guide explains the steps involved in approving the fire safety aspects of building work, and the interaction between the Building Regulations and other statutory fire safety requirements in England and Wales. If the procedures set out in this guide are followed, developers and designers will be able to receive all the fire safety information relevant to the Building Regulations and other statutory approvals in time to avoid abortive work. Owners and occupiers will also benefit, as this process will generate the basis of their fire safety management procedures and risk assessment. Although this guide has no legal force, it is intended that all building control bodies and fire safety enforcing authorities should use the consultation procedures described in the guide as a model for arrangements they make. The four main stages of a development that should be considered are: 1. Design phase - Concept fire strategy 2. Construction phase - Continual review of concept fire design/strategy 3. Completion phase - Pre-occupation fire safety assessment, handover of fire safety information 4. Occupation phase - Fire risk assessment/fire risk management strategy
